PGRE delivers value throughout the real estate portfolio enhancing employee engagement, sustainability goals and community engagement.The Associate Manager, Global Real Estate Business Intelligence will drive the delivery of practical, actionable insights and recommendations to help PepsiCo Global Real Estate (PGRE) and cross-functional PepsiCo senior executives make informed business decisions. They will conceptualize and execute data-driven solutions across multiple global functions, leveraging all available information systems to enhance the decision-making process within the organization. This role will also partner with the ten PGRE pillars, as well as externally, to identify where insights or data processes could be automated and/or elevate core functional processes. This role is responsible for the composition of business cases and real estate strategies globally for all 7 sectors (PFNA, PBNA, AMESA, APAC, Europe, Latam, Corporate) as it relates to portfolio strategy and optimization, facilities management, capital projects, pep+ and corporate real estate ESG initiatives, economic development, portfolio administration, workplace activation and design. They will leverage both internal (e.g. broader PepsiCo/S&T and PGRE-specific) and external (e.g. real estate market trends and rental rates, benchmarking, public records such as land ownership and purchase history, etc.) data sources to craft actionable and compelling business cases that are grounded in accurate insights. This role requires extensive executive and senior leadership facing experience in order to understand and anticipate complex business needs, and therefore translate data insights to make recommendations. They will be the key decision maker and owner of all analytics workstreams - including dashboards, reporting, deep-dive and ad hoc analyses, and packaged insights. This role will also manage 1 direct report (Senior Analyst) to build PGRE's Insights & Storytelling function within the Business Intelligence & Analytics team, so skillsets for building a team and expanding scope to our stakeholders is required. The role is much more of an 'owner' (i.e. high level) than an 'executor' but will still require a strong level of comfort with data, logic, and attention to detail in order to ensure accurate insights to senior leadership. Because this role is an owner of a broad scope with many stakeholders involved in the workstreams, this role will require a higher level of customer relationship management (CRM) to bring sometimes conflicting opinions to an aligned approach. Responsibilities * Develop a deep understanding and mastery of PepsiCo/PGRE data to apply it across company-wide initiatives in a tangible and accessible way * Act as the customer success manager (CSM) and front-facing contact across stakeholders to understand business challenges * Manage team to interpret, understand, package, and present results in executive-level presentations and business cases * Lead insights and storytelling workstreams both internally using ad-hoc data visualization software and in partnership with external strategic partners, to unlock trends and insights for the business * Drive a data science agenda using cross multifunctional internal and external data including: portfolio strategy analysis and trends, market conditions and comparisons, utilization metrics, critical date reporting, data auditing mechanisms, savings and customer satisfaction, supply chain metrics, etc. * Work with strategic partners to build cutting-edge visualization and mapping (GIS) tools as the E2E business owner of the BI platform * Advance PGRE's initiative to elevate existing reporting capabilities into a proactive and predictive model * Identify opportunities for benchmarking - both internally and externally - and lead projects to track progress over time * Data Ownership - Become the expert on PGRE data and technology solutions to support all ad-hoc reporting needs * Uncover outliers and work with the Data Governance team to validate data on a frequent cadence * Identify opportunities to improve data accuracy based on best practices and data audits * Communicate regularly with program teams and stewards to make necessary design reviews on the platform as needed * Share data/technology best practices and performance optimization methods as applicableQualificationsMinimum Qualifications: * Bachelor's degree in Business, Statistics, Finance or related field * 6+ years of performance reporting and analytics experience * 3-5+ years in data warehouse, reporting, and analyticsPreferred Qualifications: * Proven experience with data interpretation & story telling * Extremely detail-oriented, especially regarding calculations and insights involving mathematics and logic * Knowledge of enterprise data architecture with modern applications * Ability to think beyond the current state (processes, roles and tools) and work towards an unconstrained, optimized design * Experience leading projects with short deadlines and often uncharted paths * Expert Excel skills required * Expert PowerPoint skills required * Critical thinking to "deep dive" data analysis to uncover trends and root causes of business problems * Ability to effectively engage with varying levels and geographies, including senior business leaders * Ability to partner with a multi-tiered and matrixed organization model to support complex data programs * Ability to work in multi-vendor scenario and work with product vendors on tickets and enhancementsDifferentiating Competencies Required: * Excellent storytelling and presentation skills, including to senior leadership * Strong problem-solving skills, ability to navigate a solution with little instruction * Out-of-the-box thinker, bringing new creative ideas to solve complex problems * Proven ability to mine insights from varying levels of datasets, including disparate or disjointed systems * Self-motivated individual that "sees the need" and has demonstrated the ability to lead projects * Proven ability to learn new software quickly * Keen attention to detail, ability to identify data errors and/or outliers * Effective team building and workforce leadership skills * Effective communicator with people in various geographies, levels and functions * Acts as an owner - builds sustainable models and drives to resolve issues at the root cause * Effectively prioritizes and multi-tasks to deliver multiple projects simultaneously * Strong knowledge and understanding of master data elements and processes for onboarding and using 2nd and 3rd party data * Strong Communication Skills/Able to Persuade/Influence Others at all Organization Levels and the ability foster lasting partnerships * Ability to translate business requirements into critical data dependencies and requirements ability to think beyond their current state (processes, roles and tools) and work towards an unconstrained, optimized design * An ability to solicit followership from the functional teams to think beyond the 'way the things work today' * Able to align various stakeholders to a common set of standards and the ability to sell the benefits of the EDG program * Self-starter who welcomes responsibility, along with the ability to thrive in an evolving organization and an ability to bring structure to unstructured situations * Ability to arbitrate on difficult decisions and drive consensus through a diplomatic approach * Matrix management skills and business acumen * Excellent written & verbal communication skillsCompensation & Benefits: * The expected compensation range for this position is between $85,200 -
